Here is a link to a copy of the original (and still current, as of 6/16/2017) Covenants, Conditions, and Restrictions document (commonly called the CC&Rs) as filed with the Maricopa County Recorder on June 16, 2004 (13 years ago from the date of this post!).
I highly recommend NOT using the PDF document that was on the old Rio Crossing web site that has the “pretty background” on it. This version has numerous transcription errors and is not an official document.

If you’d like to search the Recorder site yourself, their Search Page is here. Look for document 2004 – 0616015 (put the year in the first field and the filing number in the second field)…
Or you can enter “Rio Crossing” in the Business Name field, and look for the first “Prop Rstr” (Property Restrictions” filing. This method gives you access to all the liens and releases the HOA and their management companies have filed over the years. Note that the association is listed with varying names:
- RIO CROSSING
- RIO CROSSING HOA
- RIO CROSSING HOMEOWNER ASSOC
- RIO CROSSING HOMEOWNER ASSOCIATION
- RIO CROSSING HOMEOWNERS ASSOACIATION
- RIO CROSSING HOMEOWNERS ASSOC
- RIO CROSSING HOMEOWNERS ASSOCIATION (this is the main one)
- … and a couple of other random one-time misspellings
If you’re interested in looking at any of the documents that show up on the list, click the blue or purple colored document number, and on the page that appears, click the blue or purple highlighted “Pages” link. You do NOT need to click BUY DOCUMENT unless you want the Recorder to mail you an official copy of a document.
